James is the best! When you deal with him, he deal directly with him. Not with a paralegal or an AA. He gets back to you promptly and is such a pleasure to work with. I had my share of real estate attorneys and I can say he is a breath of fresh air. Just very laid back and easy to deal with. Just a little context. We recently closed on a house in Bayside. This was the 2nd time working with James. Previously, we had a closing in Whitestone that didn't go through but even so the experience with James was great. He helped us with getting back the down payment and all. And through all that, he was understanding of the situation. Not your typical run of the mill attorneys who only sees dollar signs. So this time around we reached to James again for our Bayside purchase. Communication was on spot and closing went well. Since property had some pending DOB jobs we did an escrow account. I've had the misfortune of working with a number of real estate attorneys through various transactions over the years. Most of them have been extremely unreliable or difficult to work with, to the point of losing out on a deal due to negligence. Franzetti law, and specifically James Franzetti is different. He's practical, diligent, and very responsible. He's detail oriented when it comes to doing due diligence on real estate transactions. Most importantly, he's easy to communicate with and won't "ghost" for long periods of time. His fee is very reasonable given his level of service and results, and I'd highly recommend him to anyone looking for a reliable real estate attorney.
