Would not recommend for real estate transactions. Josh seems like a nice guy, but works at a slow pace and you will pay for that. For example, on a phone call with Josh I stated explicitly (twice) to just go ahead and send me an email that contained just two names and just two phone numbers of some business contacts that he recommended. Again, I asked for only the names and phone numbers knowing by this point that such a request would cost me a lengthy email. Well, later that day Josh sent another long email containing links to these individual’s websites, a brief history of his relationship with each of them, and finally their contact information. I was then billed .9 hours for that email and two others which combined should have taken a maximum of 15 minutes to send. These sorts of busywork or lengthy emails were sent/received on multiple other occasions. One email from Josh to the buying party referred to me by the buyer’s name in the body of the email. Frustrating to say the least. I would not recommend this lawyer based on the legal counsel received either. When Josh and I worked together over the phone to draft a purchase agreement for a commercial real estate sale we simply went through a checklist of his questions. This is my first sale of any real estate so it seemed thorough and just fine at the time. However, after the deal fell through due to buyer failing to complete their financing application, I was left empty handed with zero buyer earnest money or recourse due to the way the agreement was drafted. I was not protected at all, and any associated title company invoices and legal fees related to the failed sale fell on me entirely. In hindsight, I see now that the purchase agreement checklist Josh and I went through was essentially me just representing myself as my own lawyer. I was not offered suggestions or recommendations on how to protect myself should something like a failed sale fall through. In other words, Josh drafted a purchase document, while I pretended to be a lawyer. It was ignorant of me to assume that I had someone in my corner (that is on me). The purchase agreement he drafted had a major typo (found by the buyer) which I ended up fixing myself as well. I should have just drafted the purchase agreement using a boiler plate agreement found online. Googling will perform as well as this guy will. I just keep asking myself, “what did I pay this guy to do that I couldn’t do?” Tldr; This lawyer cost me $3,000.00 in legal fees for a bare bones purchase agreement and some long emails. Service rendered does not justify the price at all. I just hope to help others avoid this sort of weak legal counsel. Stay away!
