I cannot say enough positive things about this law office. Both Kendra and Michael are highly accommodating when it comes to putting their clients first. Not to mention their flexibility when it comes to unexpected issues that may arise in a transaction. This company delivers for their clients, and goes above and beyond to make things right.

WARNING!!! I cannot caution you enough to avoid Michael F. Bailey for title services or otherwise. The buyer hired him, but during the closing he repeatedly refused to provide clear information on additional fees and would not split the sale proceeds according to our instructions for the two co-owners of the property. In an email to the title agent from another company, who was trying to mediate the situation, Mr. Bailey stated he had “no ethical obligation” to me when we asked him to follow our payout instructions, even though by law he had a fiduciary duty to handle standard closing responsibilities such as disbursement of proceeds and confirming liens. He insisted on issuing one check to both owners, which could not be cashed, and also pushed tasks back onto us that he was hired to perform. Due to his behavior, we shifted the transaction to another title company, with the buyer’s approval. The new title agent, who had tried to mediate, and one of the brokers at the real estate firm representing the buyer, were confused by his refusal to follow standard industry procedures. The new title company handled everything smoothly and successfully closed the sale, which likely would have been jeopardized if we had relied on him. In summary: Bailey was evasive, confrontational, and obstructive at every turn. He does not appear to understand his role, responsibilities, or the law. Based on my experience, trusting him with a closing is a serious risk.
