I am unsure why we are receiving a one star review when you called our office using abusive and foul language towards our staff. At that point we told you that we would not handle your case and offered you a refund. However, you will not give us the credit card number that you used to pay for our services and are insisting on a check or cash instead. We are happy to refund the fee to the original form of payment but we will not issue a check or cash refund only to have you dispute your credit card charge later.
DO NOT HIRE – Incompetent, Overpriced, and Zero Accountability My experience with this attorney office for a Rochester, NY eviction case was nothing short of a disaster. As a landlord dealing with a non-paying tenant, I sought legal help expecting expertise and support. What I got instead was complete indifference, incompetence, and delay tactics that cost me both time and money. I never once spoke to an actual attorney. All communication was handled by paralegals — Amanda Saieva, April Puglia, and Melissa Hanks — none of whom offered meaningful guidance. Despite submitting my Notice of Petition multiple times, they insisted it was “not the correct form” and pressured me to let them “help” by resending it — for a fee — which delayed the process by over two months. In the end, the tenant didn’t even show up to court, and the judge granted possession without any monetary judgment. So what exactly did their "correct form" accomplish? Absolutely nothing. I strongly believe that if I had filed earlier — even with their so-called "incorrect form" — the result would have been exactly the same. This office never intended to pursue unpaid rent on my behalf. In fact, they explicitly stated that collecting back rent was “not within our scope of work.” That’s right — from an attorney’s office supposedly specializing in evictions. They charged $650 for what should have cost $50–$100 if filed directly, and their delays only worsened the timeline. It’s clear they operate on volume, not results. Your case is just another file in their system. Their office is a cog in the broken legal machine that protects abusive tenants while punishing responsible landlords. Worse, the paralegals don’t return messages promptly and seem to lack any legal training beyond answering phones and copying standard templates. These are not eviction specialists — they are underqualified staff doing the bare minimum. In my case, the tenant — Francenia Melissa Haynes — left behind over $12,000 in unpaid rent, severe property damage, and utility misuse. The house required over $10,000 in repairs, and the attorney office made no effort to help recover losses. If you're a small landlord or investor, avoid this firm at all costs. And frankly, reconsider investing in Rochester, NY altogether. The legal system here enables non-paying tenants, and attorney offices like this only help perpetuate the dysfunction. You’ve been warned.
You hired our office to handle an eviction on your behalf which is different from a collections matter; an eviction legally entitles you to possession of the property. The prerequisite notice that you did yourself was defective and would have resulted in your case being dismissed so our office generated and served a proper notice on your behalf. We received immediate results on our very first appearance allowing you to get your property back. Although we share in your frustration with not getting a money judgment in court, this is a court ruling based on their interpretation of the law. We believe your anger is misdirected towards us when it is the New York legal system you do not agree with.
Terrible experience as a landlord that has been working with this company for a many years. They take their time with getting a court date since they are overloaded and don’t care for landlord to wait. During Covid their timing was so bad they kept taking on many cases to make money since they are a bit “cheaper” than some other lawyers, but in reality they costed us more in the long run with cases dragging out. I recently tried to give them another chance thinking they might have changed ever since Covid, but the reviews speak for themselves. I reached out to them after 10 days of hearing nothing after submitting an intake form and then only when I followed up I got a rude response saying that previously I expressed frustration with their work and that I should go to a different lawyer. They could have informed me earlier instead of making me wait 10 days.. eviction time is long enough as it is and the tenant lives for free in the meantime which clearly they don’t care about. If I was them I would be ashamed and at least grateful that someone is even willing to give them a second chance after terrible losses I had because of them in the past. They take no accountability and you’ll have a bigger headache. Cheaper doesn’t mean better. Don’t do it.

Do not work with them! They will cost you more in the long run from lost rents because they are not time efficient and do not care about you. They take an overload of cases and don’t care how long it will take the landlord to wait for a court date.

They are a joke they just sent me and my Husdand a threatening letter on behalf of their lying client. They should have done their research because the property manager is a pathological liar. I have evidence of letters showing that she is a liar damaging unprofessional letters she sent out. Now my lawyer will be coming for you. Tell your client thank you!

This is the worst place to hired a lawyer for and eviction dont waste your money with them. I spend 2 year with and iviction case final result losing all the back rent $15k plus all the damage donde to my house plus the lawyer fees this is not good business. Never come out with a good solution just agree with the judge and the tenant to not to pay me the back rent as long they moved out. What kaind of solution are that again don't waste your money on them use a different lawyer. ..

I was there performing a public service. For the 1st time in my life I was serving legal papers to someone. The receptionist was very polite, although it did take a good 5+ minutes before she noticed that I was there despite ringing the bell.
