Attorney Vanagaitis was my attorney for closing on my new home. He has always been available and always willing to answer my calls and sort out any issues I had. I highly recommend him for any and all issues you may have regarding real estate. He's down to earth and so easy to work with.
Working with AJV was an awesome experience. I used Aaron in a home purchase, and then a month later for a home sale. I was very unfamiliar and intimidated by both buying and selling, but Aaron and Shayna walked me through every step, and were extremely helpful. They were great at working alongside me to make sure I did everything I needed to do, and kept me up to speed on the paperwork side and things I didn’t need input on. Communication was very clear from start to finish. At the beginning of our time working together, Aaron asked my preferred method of communication, and I was able to call or text any hour of any day and get quick answers. I absolutely recommend Aaron and AJV Law Offices, and he will continue to be my go to for any law needs.
I was the buyer in a real estate transaction where Aaron Vanagaitis represented the seller. Unfortunately, my experience was extremely stressful and unprofessional. The seller disconnected power through ComEd before the final walkthrough, leaving the house without full power during the agreed closing time. Despite initially agreeing to hold the seller’s proceeds in escrow so an electrician could verify there was no damage, Aaron abruptly reversed that position the next morning and refused to cooperate further. His tone in communications felt hostile, condescending, and at times threatening, which made an already difficult situation worse. We were ready to close and wanted the home — we even did close — but the way this was handled left us feeling harassed, unsupported, and mentally exhausted. We had young children with us and expected professionalism, not ultimatums. This review is based entirely on my direct experience. (Update in response to owner’s reply): I want to clarify that my review is based entirely on our direct experience during the closing. The issue was not just a breaker being turned off — the power was fully disconnected via ComEd, leaving the home non-functional at the agreed walk-through time. This created real uncertainty and stress for us as buyers. Despite this, we still closed because we wanted the home — not because we were trying to gain anything. What added to the frustration was the tone of communication we received afterward, which felt unnecessarily hostile and dismissive. I shared this review to help future buyers know what to expect and to encourage more professional and respectful handling of such situations. I stand by what I wrote as an honest, fact-based account.
As you stated sir, we represented the seller. Yes they accidentally shut the power off. The power was on 1 hour after the closing had started, and your attorney refused to close. Even though she stated that you would close on the original closing date when we offered to hold back 45k for you to verify the power worked.
By doing this you breached the contract as a 1 hour delay in a closing is very reasonable.
You then demanded $1,500 from my client for a 1 day delay in closing that YOU caused by refusing to close. When we told you our client was not willing to reimburse for YOUR breach, you sent a cancelation. Which my client signed and was fully willing to cancel. Thankfully cooler heads prevailed and my client decided not to cancel and keep your EM for your breach.

We again offered late Thursday night to withhold all proceeds if you closed on Friday. But the power was fully on and working as the client was told every light in the house was on Thursday night, a neighbor visited and shut them off. At that point, there was no reason to withhold and proceeds, because everything was clearly working. We retracted the offer to withhold proceeds because your attorney never replied and accepted the offer, AND you could very easily do a new walkthrough prior to closing to verify everything was working. Your attorney got very upset with this because she believed that damage could occur by shutting off the main breaker to the house...... I fully explained my background in home construction and how this was not possible.
There was no unprofessional, simply talk of litigation, I apologize your attorney gave you bad advice and reassured you that you were not in breach of the contract, but you were. My client was already looking to litigate on Thursday evening when we explained what occurred.
Law isnt a place for feelings and emotions, and your attorney should have set proper closing day expectations that you should have made the entire day available for closing because issues do arise.

We wish you luck in your new house but slamming a business because you could not get additional money out of young family, is a new level of low.

The fact you believe Comed shutting off the power to a house would cause damage solely goes to show that you were never provided any proper expectations from your agents, nor your Attorney.
Sadly this is yet another scam account. After checking your account and previous reviews it's obvious You have never been a client at our firm. Expect a Cease and Desist order.
Do not go to Aaron he lacks human compassion and I would never want such a human to help me with any legal matter. He is very hostile and unprofessional. I feel sorry for his team and family.
Gloria, please let us know when you contacted our office or worked with us. We aren't a criminal firm so we don't defend nor represent criminals.
Aaron was referred to my by a trusted friend and I have to say I wasn’t disappointed at all. Aaron and Shayna went above and beyond my expectations when I was in the process of selling my house. Him and his staff always responded to my questions quickly and in a professional manner. He even responded to a few questions I had on Sunday. He made the closing process as easy as it can be. When I was worrying about my out of state move, the closing process was one aspect I didn’t have to worry about. I would recommend Aaron and his staff for all your legal issues. He comes highly recommended!!
