I hired Scott trout to file a quite title action for three properties and Mr trout filed all of the lawsuits ,wrongly, and did not serve the interested parties! Consequently I lost at least 6000.00 dollars because I have to hire someone else to file the lawsuits correctly! I applied for title insurance for all three properties but no title insurance company in Arkansas would issue me title insurance based on Mr Scott trout's frivolous lawsuits that serve no purpose since the titles of the properties still had a cloud over the properties title ! I asked Mr trout for my $ 6,000.00 dollar refund but he refused to give me back my money! It looks like I will have to sue Mr Scott trout since his quite title lawsuits did not enable me to get title insurance and sell my properties bought at the tax sale !!
Richard,<br><br>I was sorry to hear that your title company was unwilling to insure your property despite our compliance with the title confirmation statute. Unfortunately, requirements vary depending on the title company, and they are not required to insure any given property. After several years of successful confirmations on your properties and other properties across the State, this was not an issue that we should have had to deal with.<br><br>As always, I value the opinions of my clients, both good and bad, and I sincerely appreciate your feedback.
